As well as having years of rental property marketing and management experience, all directors of Luke Harris residential are landlords themselves.

This, understandably, gives us the ability to relate personally to clients’ needs, aspirations and occasional concerns.

Luke Harris Residential, unlike many other rental agents, does not charge any up-front fees for the service it provides. We work on the same principles as our estate agency, which operates a ‘no sale – no fee’ policy. On those very rare occasions when we don’t let the property, the landlord doesn’t pay a penny.

Our fees are competitive, value-for-money, geared to the different levels of management and deducted on receipt of rent. This schedule provides details of the costs involved.

LETTING AND MANAGEMENT FEES

Full Management            10% plus VAT (12% including VAT)

Deducted on receipt of rent

Letting & Rent Collection              8% plus VAT (9.6% including VAT)

Deducted on receipt of rent

                ADDITIONAL FEES

Initial Tenancy Agreement  £75 including. VAT

EPC (Energy Performance Certificate)     From £50 inc.

1.            All commission and fees are due 12 monthly in advance and in full at the commencement of the tenancy. For the purposes of this agreement, if the tenant is more than one person, this further commission shall be payable if one or more of such tenants remain in occupation.

2.            If the initial letting period is for only part of a year then the said commission shall be based upon such term with a minimum period of 12 months.

3.            If for any reason this agreement is terminated by either party hereto pursuant to the provisions appearing herein as determination then no letting commission or part thereof shall be returnable to the Landlord, even if the termination takes effect during any period of any tenancy, of any extension of any tenancy agreement or otherwise.

4.            All additional fees and charges are subject to review following written notice and, at the discretion of the Agent, in the event that the property shall be considered to be exceptionally large, or furnished to an unusually high standard.            

5.            Appropriate charges shall be made for processing insurance claims and management between lettings.

6.            Value Added Tax and/or any other Government tax or charge that may be levied will be charged in addition to the above fees.

7.            The Agents also reserve the right to invoice charges in respect of any work or management of an unusual nature not envisaged in the letter of instruction.

8.            Any interest accrued in the clients’ accounts is retained by the Agent.

 

It is our recommendation, in line with Tenancy Deposit guidelines, that landlords always have an Internal Schedule of Condition Report undertaken at the start of the tenancy and a formal Check Out Condition Tally at the end of a tenancy. In the event of a deposit dispute, it is unlikely the TDS/DPS/My Deposits will find in favour of the landlord if these reports have not been undertaken. 

Luke Harris residential can provide both services and our costs are outlined below. However, it is equally acceptable for a landlord to undertake check-ins and check-outs personally, if preferred.

Standard Internal Schedule of Condition Report – unfurnished property, to include meter readings *

 

Studio and 1 bedroom properties  £85 plus VAT (£102 including VAT)

2 bedroom properties   £95 plus VAT  (£114 including VAT)

3 bedroom properties   £110 plus VAT (£132 including VAT)

4 bedroom properties   £130 plus VAT (£156 including VAT)

5 bedroom properties   £160 plus VAT (£192 including VAT)

 

*             Luke Harris Residential  cannot accept liability for any issues arising at check out if the Landlord has not allowed the Agent full and unencumbered access to the property for the Standard Internal Schedule of Condition Report to be prepared prior to the tenant move-in date.

Check Out Condition Tally and preparation of dilapidation report **

Studio, 1 and 2 bedroom properties        £85 plus VAT  (£102 including VAT)

3 or more bedroom properties  £95 plus VAT (£114 including VAT)

**           Check Out Condition Tally procedure – check original Internal Schedule of Condition Report, if appropriate; agree suitable deduction from deposit if necessary; refer to Landlord before releasing monies to tenant, if appropriate; collect and receipt keys.
